Upon reading some of these reviews I am entirely shocked. I NEVER write comments but there's always a first for everything. In 2010, when Moda was in the building process, me and my fiancé would occasionally pass by and thought about how nice it would be to live there. In 2014 we moved in. It's conveniently close to the LIRR, F and E train lines, many bus lines, and the Air Train. There's a restaurant, grocery store, a dry cleaner, and parking garage within the area. Considering the location, Moda is very classy and elegant. Front desk is extremely helpful and courteous. I have been to the gym maybe 2-3 times per week at different times of the day since last September to now and I have never noticed the gym equipment ever being broken. Also the gym is never crowded and is very clean. The laundry room is tidy as well. My only problem that I do agree with the other reviewers is the cigarette and weed smell, but that is beyond my control. I am very impressed with Moda, again considering the location!

Do not move in to this place! The management is the worst I've ever dealt with in my life. The handymen are rude and the property manager will try to bleed every last dollar from you. Tenants are ok, but everyone smokes weed and cigarettes. The gym's machines are always broken along with all of the furniture and amenities in the lounge.

Upon moving out, I did a walk through with the maintenance man and signed off that everything was ok. A month later I get a letter saying that I would not be getting my deposit back for a number of phantom repairs in the apartment that were not pointed out during our final walk through.

Please do not move in here. You will regret it. Everyone I met in my two years there HATED living there but those that stayed did so because they couldn't afford to live elsewhere. All those that could afford to move did.

Management is dishonest and disrespectful, I cannot stress this enough.

DO NOT MOVE HERE!!!!!

the building itself is nice, and the architects did a good job. most of the time i didn't even need to turn on the AC in both summer and winter. the building is well insulated.
they are very quick to fix your problems in the apt most of the time.
but there is a missing blind in my apt that i requested for 5+ times and never got responded.
the doormen are friendly, handymen are nice, porters are hard working...the tenants i've talked to were nice. generally i had a nice time there.
i am not very impressed with the manager....

if you want to move to this building....you have to take the F and E train into your considerations.
i hardly took the E and mostly used the F...gosh it's pretty bad when it's bad. one time took me three hours to get to work. if you leave your apt after 7:45am, don't expect to get a seat. and who wants to stand all the way to the city?! it's the train schedule made me took the plunge to move. i have been pretty happy there.

the move out procedure to over the top...heard the guy will bring a video camera to the final inspection walkthru with the tenants.

Very nice apartments considering where they are at, and big rooms. But If you live on a certain half of the building you will literally feel like you live in a factory...the boilers are so loud I hate studying in my own apartment! They run almost constantly in the winter. Also the laundry room closes early so if you're drying your clothes they will lock you out and you will have to redo the entire wash! The rent is also extremely high for where the building is located, even if the apartments are nice, it is too high. The staff is friendly overall though especially the doormen.

I hate writing reviews and absolutely never do them, but I am going to write a review for Moda. I was one of the first residents to move into Moda before all of the floors have even been completed. At first I was happy to see a building of such quality in the Jamaica area. The location is perfect when it come to access to trains if you work in the city. At the beginning it was great living here, then there were turn-over in the management of the building, after that they started to make stupid little annoying rules, that at first you would not think is a big deal until they all start to pile up. We stayed here until the necessity for us to be in this area is complete and we are happy that we are paying our final month of rent. I don't know if it is because of the neighborhood or what, but the management have these little rules that, in essence, treats the residents like little children. I have lived in other apartment building, and some in more high end neighborhoods and I have never been micro-managed to this level. I have spoken to other neighbors, the ones that have been in from the start and they have noticed the level on "rules" the building now has, even the security just shake their heads and say it's not me, this is what I am told to do.

The parking lot is convenient to have under-ground, but if you get there after 7 during the week, be prepared to fit your car into whatever space you can find. Although both elevator banks go down to the garage, only one is allowed now, this was changed from the past.

Forget about all the modern convenience of paying your rent online. There was a system in place, that has been removed. When I asked when will a new one be online, I was promptly advised "that was a service for my convenience and they were not entitled to provide that service."

The rent they will quote you will be lower than the stated rate, you will think this is good because you are getting a deal, if you are signing your lease for 1 year, that is good, if you look to resign, look out. The first year they wanted to raise my rent by $400, and told me my actual rent (the non-discounted part) only went up by the percent the state allows. This is their trick. After getting our first renewal letter, everyone that I knew that got a renewal was talking about the same thing, can you believe how much they tried to raise my rent? If you think it is better to make a longer commitment, as is normal with good building managers, you are wrong, the two year rent is more than the one year by a stupid amount, for the privilege of living here.

I guess that is one of my biggest issues with living at this place, they act like they are doing you a favor for over-charging you to live in Jamaica. You will have homeless spending time around the property, you will have gym equipment broken for some time, you will have an ice cream truck there for 1 - 2 hours at 9 pm at night with no kids outside.

In conclusion; this building over-charges, they think they are better than they actually are, they are nice until you sign the lease then they are providing you the privilege of living there, the parking situation is undesirable, they micro-manage the building treating tenants like children. So why did I stay there for 3 years? The first year was good, the second year it got bad, and we did not want to resign but we were in a situation where the location made the best option and we did not want the hassle of moving, knowing that we were going to move in year 3, it is a the of year 3 and we are looking forward to moving out of this place.

The good thing about the building is that security guards and the cleaning crew, they are really nice people who helps make the year go by. They are also prompt to fix issues when you report them.

I hope I gave you an accurate reflection of the build, my suggestion is if you have no options, it is a decent place to live, if you have options I will go with the other options.
