Specifically regarding their property: The Plymouth.

Known DRUG DEALING in and out of the second and fourth floors of the building. Reported and nothing done.

Known PROSTITUTION on the 7th floor. Lines of unknown men waiting in line downstairs and up on the 7th floor itself, harassing female tenants in the building and attempting to solicit them.

Prostitutes pimp noted to be beating another man with a pipe then chasing and shooting at him several times.

VERY UNSAFE BUILDING! Cameras yet to be installed and regardless cameras will NOT stop a crime from happening!

Management refuses to address all the illegal activity but insists on renting apartments and raising rent at above value rates.

Be wary of the preferential rent rider that you will probably sign and note the "legal" regulated rent on your lease. If you are not familiar with these terms, you may be caught off guard by surprise when it is time for lease renewal. If you sign or are considering to sign your lease wherein you take the joy of paying the much lower preferential rate for the first term (first year), the agents at the leasing office may not be kind enough to tell you that the owner has full rights to raise the rent at their will when it comes time to renew. Do not be fooled by their words if they tell you that the rent will most likely be increased a little bit ranging 1-4% based on NYSHRC guidelines, it does not mean that the increase will be on your current preferential rate, but rather your legal regulated rent. As I learned my lesson personally, please be careful and review/study all items on your lease.

I just moved in to the California building with all the excitement about new nice apartment which turned out to be a freezer. I think the management is showing its sarcasm towards the tenants by naming it California, as it is not as warm as it sounds. So, just STAY AWAY from Kings and Queens Properties (Le Frak). They keep the temperature at bare minimum allowed by NYC HPD Department, which is 68 during the day and 55 at night. I do not know about you guys, but for me it is too cold and not what I expect for paying the rent of more than 2K a month. The management does not care, they just want to save up on their costs . Even if you complain, they comply by law, so you do not have a way out of it as to buy heaters and pay extra for electricity. So my advice, do not fall for nice location and no fee apartment advertising, you do not want to freeze to death at night.
