These apartments are horribly dated and generally just worn out. Our carpet was badly stained and nearly worn through in many spots when we moved in. The fixtures including the bathroom sink and the bathtub are oddly small as are the incredibly narrow drawers and cabinets in the kitchen. The materials are of low quality - Formica counters and linoleum flooring. The appliances in the apartment were at least 20 years old.

We always heard so much noise from our neighbors - the five year old sprinter above us, the dementia patient across the hall that never recognized her poor husband and yelled at him like he was a stranger breaking in, the loner next door that listened to loud movies late at night, and the neighbor that liked to have her most intimate emotional phone calls in the hallway outside her apartment...

The neighborhood is rough - not all of Mamaroneck - just the part that Avalon Willow occupies. If you cross under the metro-north tracks, you find a much nicer Mamaroneck. I never felt comfortable with my wife walking from the train to the apartment at night. In the morning, if she walked to the train without me, the day laborers that congregate outside the Hess gas station (on the way to the train) would sometimes harass her which made both of us very uncomfortable. The restaurant next door to the complex is abandoned and the houses in the neighborhood are dilapidated with furniture in the lawn and often smell of marijuana.

They will not warn you when moving in that the garage can flood and in case of heavy rain, you have to find somewhere else to park. Even when you do park in the garage, the bird population which roosts on the fire sprinkler pipes is so bad that you are unlikely avoid a stripe of bird droppings painted across your vehicle.

When you move out, do not expect to get your deposit back. I was warned that Avalon Willow would find a way to keep the entire thing and they proved that to be true. I have always left my apartments clean and in good shape when I move out. I have always been refunded 100% of my deposit. While I left the apartment spotless upon move-out, Avalon found a way to keep the deposit and charge me additional funds. In the end it is a tough fight - they can damage your credit, what course of action does a tenant have? I guess honesty on a review board is all I have.

The apartments are bad, the neighborhood is rough, and I consider the whole multi-billion dollar Avalon organization to be dishonest and corrupt (though it could be isolated to the Avalon Willow location). I would caution anyone considering living here to reconsider. You will regret having signed a lease with Avalon.
