I was interested in possibly renting here with a friend and we went to look around with a building sales agent one recent weekend. The building is surrounded by 4 major construction projects! Four! Not sure how the City of Hoboken allowed that to happen. Anyway, the sales agent was clearly trying to minimize the presence/nuisance of the construction sites, but the reassurance just didn't add up. We ended up speaking to some residents in their courtyard, after the agent left us. The residents told us that construction was very loud and smelly and they sometimes feared for their health because of toxic smells. They have not been able to open their windows for a long time and are currently exploring other apartment buildings to move to. They said that the building staff (cleaning, maintenance, etc.) was wonderful, but management pretty much turned an unsympathetic ear on the construction situation and stays uninvolved (definitely not a good sign!). They also told us that the street in front of their building has not been cleaned for months because it is closed off and cluttered by construction vehicles and that one of their friends thought they saw a rat when they were leaving the other evening! They advised us to reconsider and to come back during a weekday because the building was probably scheduling visits on the weekends because the construction projects are only operating during the week. We did come back the following week and spent some time by the rite aid across the street. The noise by the construction was VERY loud and it was very stinky... and VERY close to the building! We walked over to the lobby of 1300 and slipped inside when someone was coming out - the noise and smell was just as bad!! We also noticed that the area is quite the popular ambulance route from different cities/hospitals-- something we had not noticed before. You should always spend different times of the day and week at a building you are considering moving into! And definitely talk to people who live there if they are willing to!
