Going on our second year and this is a nice place to live. Every place has it's good and bad....I read some of the other reviews...
1) We NEVER hear ANY of our neighbors... we are in a corner apartment so maybe that has something to do with it..regardless...we never hear anyone.
2) The club is cool...hours are a bit limited, and access to 7 is not included in the rent...but we were paying for a gym membership before we moved here, so what is the difference.
3) The building provides a shuttle bus...I don't take it..I drive everywhere ..by choice...HOWEVER, my better half of 20 years does take it..everyday.
4) Staff is amazing
5) Parking in the lot below is ONLY $450 and NOT $700 like one review said...the lot was just taken over by Icon..good parking company with lots around the city...
6) The building is very responsive...however, we rarely need anything...so not sure we have actually tested the “management” waters..lol...but after you move in, how often do you really want or need to speak to the landlord?
7) You should be solvent to live here...it's not a cheap building by middle America standards, but it is NYC affordable - Welcome to the Big Apple!
I'm giving the building all 5s because the things I don't like are not the issue with the building, but rather my taste...we usually live in brownstones..and we wanted to give the higher floors and huge windows a try..they are not for us...but that is not the buildings fault :)

When we rented almost 2 years ago
Be aware everything is extra money - not a huge deal or unexpected in New York but still keywords: nickel and dime
The pool is unusable because of the hours and nothing is convenient
If you use public transportation it is a small nightmare to try and get across from the subway located just a few short blocks away was a really like a mile - through the sea of tourists and unruly individuals
The constant protests in front of the embassy at the end of the block are lovely
The constant car accidents at the entrance to the Lincoln Tunnel where I've seen personally for people get hit crossing the street is a real added bonus, its a Real Life drama to cross the streets.
The construction across the street that completely destroyed my view that I was guaranteed wouldn't when I signed my lease and this consistent noise from traffic as well as construction that I could hear on the penthouse floor was lovely - just the calming relaxed experience we wanted
The bathrooms look great but there is no place to store anything
The kitchens look beautiful- trying to cook and is as bad as my first studio part when I had no money
The neighbors are great you'll get to know them very well due to the thinwall and the fact you can smell everything - the mosh pit-marijuana people that party at all hours of the night were absolutely the exact neighbors I was looking for and I never actually physically met them but I know so much about them- I could hear every word they were saying
Oh and then con Edison making myself and all the other tenants responsible in writing for the buildings entire debt because the building didn't pay their electric bills on time- was just an added bonus (obviously the building paid the bill once they were embarrassed in question by all the tenant)
Since we moved from the building in June it's amazing how much lower the cost of been for transportation to the next get somewhere without having to rely on my own car (parking the building is an extra $700 ish) or taxicabs add a few thousand dollars a year.
I paid quite a premium to live in a building- and it was a very negative experience for us.
If you're a high net worth individual most people need to be to live in that building - in my personal opinion I would spend my money elsewhere and did ..
the building isn't all negative there were several bright spots such as building staff is wonderful and very accommodating.
Building is kept clean, and would be perfect for a corporate apartment or is a limited part time use.
And the building is mostly safe, some of the pets can get unruly.
Our personal experience from attempting to actually live in the building was not great - and based on the premium I was paying to live in it it was downright horrible for us, overpriced for pretty but useless to live-in apartment in our opinion.
In any of the positive reviews I've been reading - I don't think those people actually live there... Looks like some PR digital marketing agency add them
my husband and I, are well-known individuals, subsequently we have chosen to keep our identities concealed -but felt compelled to have someone write an honest review of the living experience

75 ft pool with skylights at 7th is impressive. The staff is very nice! Construction across the street is almost over. Enjoying my each stay at corporate wing.

The last 12 months I've lived here was great. However, the construction across the building has really had a huge impact on residents living here. If you're ok with 7 am jackhammer noise that wakes you up and constant construction activity all day, then this is the place for you. I wish I knew how bad this inconvenience was going to be, I would NOT have renewed my lease....ugh. #looksomewherelse
