They promised no surprise fees other than stated and agreed upon closing costs. However, they failed to deliver a standard good faith estimate within 3 days as is required by federal law. After much prodding, they delivered the GFE which revealed hefty upfront application fees and other charges totaling almost a full percentage point. They required payment of these costs upfront and told us we could get the money back at closing. We requested a committment prior to payment. After several weeks, we walked away and found a different lender.

Good rates but same rates were available from a few other lenders. Promised a fee of $620, but in the end I was charges about $300more. Never got an explanation or money back despite numerous promises to look into it.
