Mr. David Roberts conducted an appraisal of my client's subject property and the result was 20% off two other appraisals. Mr. Roberts uses basic techniques such as a simple markdown from selling price to adjust for market correction. He then find comps that are not representative of the subject property to justify his appraisal.
Folks like this low-skilled individual give the appraisal business weak credibility. It seems a monkey can do an appraisal better than Mr. David Roberts.
