Wes Dickinson's review is 100% accurate. That's all I have to say. Lived here for 4 years and got worse every year! Management is so unorganized and unprofessional! Avoid at all costs or you'll want to go back in time.

Guaranteed Kate Murray below works for them, or was asked to write this. Your bills topped out at $150 with AC blasting??? YEAH OK. This place was the worst decision of my life and I refuse to let anyone else make the same life-changing mistake. 9 Regent is the biggest dump, made from the cheapest quality materials. And they WILL STEAL YOUR SECURITY. They WILL charge you for "Scratched" tiles, which aren't scratched.
CHEAP QUALITY IN EVERY ASPECT OF THIS DUMP!!
LIARS, THIEVES, and THE WORST STAFF I'VE EVER ENCOUNTERED. PLEASE, DO NOT LIVE HERE OR YOU WILL REGRET IT!!!!!
These people are THIEVES!! They literally STOLE my security deposit. AVOID AT ALL COSTS or you will pay the price. I couldn't make my move-out inspection because of a very ill relative, so I mailed the keys back. They said they only got the mail key (total BS) and would be deducting $250 to change the locks. They also invented $1200 in assorted other BS charges and only returned less than half of my $3200 deposit.
Oh and they also took out rent for the last month, when I had already paid it up front.
Enjoy the concierges at 9 Regent who double as meter maids/traffic cops. They aren't at the desk half the time because they are out marking vehicles (usually residents or guests of residents) parked within the complex for a tow/boot. These boots are issued by the complex, and not the police. Who does this???
If you call this luxury, you need to have your head examined.

I currently live in 10 Regent. I am entering my 5th year here. I LOVE IT here. You cannot beat the location. I am close to all of the downtown places to eat (Paulus Hook & around grove are minutes away). It's right next to 3 modes of transport (Light Rail, PATH, and FERRY) so I am in the city within minutes. My commute to the village door to door is 25 mins (Cuckoo App is a MUST for train times). Other people state that the bills are high. We have not found that at all. We have a 1 bed & at the MOST spend $150 and that is with AC blasting constantly. All of the concierge staff are very nice. We have 2 cars & 1 parking spot. The spot is pretty close but the lot itself could be paved. The other car we do ON STREET parking and are fine. I have lived all over Manhattan & in 1 other place in JC and think that this is by FAR the best. The amenities alone are worth it. We had 2 bridal showers in the party room and enjoy the pool in the warm months. It is also dog friendly (we have a very spoiled boston terrier) that loves the dog park at VanVorst Park (2 blocks away) and the Peninsula (by the Colgate clock).

So I moved into 30 Regent Street way back when. I moved out when my lease was up, but not due to anything the build management did per se. That being said, here are the pro's:
Great location - The PATH was close by and that put me right at the door step of my job. Light rail was 2 minutes from the door.
Apartment was nice - It was very nice and big inside and I had more space than I knew what to do with.
Neighbors - Everyone was very friendly ad the doorpeople were great.
I never had a real issue with building management. Any maintenance issue I had was fixed right away.
Now the cons:
Utilities bill - Holy mother of Jesus, I did not know AC in the summer time cost that much, or heating in the winter time. WTF??? 200 dollars to heat my apartment?? And it didn't even get that warm either. Very poor insulation in the apartment and I could feel the drafts from the electric sockets. Not cool!!
Parking - Garage parking was very expensive. Ok, I get that. But then they make you walk out to the rapist lot and charge you $125 a month? Not cool!!
End of the day, it was just over priced.

In all honesty- ZERO stars. I cannot disagree with any NEGATIVE rating that I've read so far. Heating/ AC bills are astrnomically high all year long (I live in a studio- 150+ even during the mid season months). They hooked me with a great rate back in 2010 and rent increased rent 15% every year since. They also hooked me for a parking space for $75 per month (not bad!)- too good to be true. After I paid the first month, they increased the outdoor spot to $125.
I can sit here and complain for hours but I'll spare everyone intricate details and sum up the major issues-
"Property Management"- the most unprofessional group of people I've every worked with. Never expect a return phone call for any issues you may have (especially out of their office hours).
Maintainance- I'm not sure where they received their licenses. Everytime somethig needed to be fixed, it was broken shorty after (closet door, kitchen sink, toilet; just to name a few).
Concierge- Nice people and great to have when you need your packages cared for but they are not well informed with property policies. Unwilling to go the extra mile to help you in a pinch.
Cable- Pretty cheap for the packages offered. Gold Coast Broadband is joke and manages a contract for DirecTV. If you have any problems they cannot fix anything and must first communicate with DirecTV to pinpoint who's problem it is (GCB or DTV).
Gym- Small and over crowded- not a lot of weights.
Roof deck- Nice way to catch some rays but the pool is disgusting.
I do NOT recommend this building to anyone- If you like the scenery, location and drinking at the Biergarten, go for it. But like drinking too much, you'll always wake up with a headache.
