When we moved in to HP, we were offered a 2 bdrm apt for $1800/mo, with one month free and two free covered parking spots. We specifically asked when we were signing our lease if our rent would increase at the end of the lease. We were told "it might - but never more than 5% and, if you pay rent on time, they'll want to keep you and work with you." We asked for it in writing and were told that wasn't possible, but there was no need to worry at all. Well, when our lease ended, HP told us that our rent would be increasing to $2500/mo with both parking spots now being charged $100/spot. That makes the total rental difference go from an equivalent of $1700/mo (given the free month) to $2700/mo (given the increase in rent and parking). That's actually a 65% rate increase!!! We assumed it must be a mistake because, not only had we paid rent on time (early) every month, caused no complaints, and been clean and courteous tenants, but we'd even become friends with most of the staff. Surely it was a mistake!! Nope. When we went to management to say that we clearly couldn't afford such an increase, their response was basically heartless. It was all business then. They could care less that they were basically evicting us and were told that we had the option of downsizing to a 1 bdrm on a lower floor, facing the train, for $2200/mo, plus parking. Ummm - seriously? Whatever. I soon learned that the realtors there makes commissions off of new renters and not renewals, so they actually profit off of turnovers. It's not in their interest to keep current tenants at all, regardless of how ridiculous that is. So, consider this a warning to all future renters - you may love the place, you may be great tenants, you may get a great deal when you move in and be told that your rent won't go up more than 5% - but expect your stay to be short unless you're willing to cough up several hundred dollars more per month at the end of your first lease.
