Did not follow #1 in contract, never investigated zoning laws and building code requirements and reported on design possibilities. Had he done this we would have known we would need a variance. He came back with pans DONE and with payment needed.
When plans were given in they were not completed table !-1. was never done with the calculations (this was because he never bothered to check them) this was later submitted. When I notified Gary that I would need a variance, he said to get the land surveyed again. This cost me an additional 1000 dollars. the survey was NO different that the original. Total paid over 10 thousand dollars and over a thousand for the land survey. All in all we could not use his plans and he did no not return ANY phone calls and we are out over 11 thousand dollars. His only concern was to quickly draw up bogus drawings and consistently create extravagant plans to rake up additional charges.
