We had the best landlords/owners but unfortunately they moved out of town and used them to handle the property. They are the worse in management, they play a lot of games and when you complain about noisy neighbors you get told they will address it and nothing happens. I believe of you care then you would be on top of your game. It's just sad that our landlords/owners are not around to ensure proper management of their property.

To keep it short, they SUCK. They do not know how to communicate wtih owners. They have all your contqact information but they refuse to send you communication through the proper channel. They stopped sending invoices, which makes it very difficult for the owners to track their payments to make sure that the payments are being applied to your account. They just impose attorney's fees for things that the owner is not even aware of. Like I said, THEY SUCK. THEY DON'T EVEN DESERVCE THE ONE STAR BUT THAT IS THE MINIMUM REQUIRED.

I get passionate and heated when I talk about my HOA. I'm trying to keep this review short but can't seem to. Here's the bottom line. They suck and I wish that as property owners we could opt for a different property management company.
This company is my HOA - property management company. They are terrible. I am actually convinced that my manager - does not truly exist. The man does not return phone calls, and he is rumored to do a monthly walk through but I have never seen him. For the amount of money I pay per month, this man should pick up his phone on the first damn ring. If he is truly unavailable there should be a backup. Voicemail should be a rare thing reserved for after hours calls and extreme situations only. In those events, voicemails should be promptly responded to. But this is absolutely not the case.
It takes far too much to get in contact with them. I have had probably 5 or 6 times I needed to contact them. Every one took multiple calls. Every single call I have ever placed to them has gone to voicemail. I have probably called 30+ times in an attempt to have my issues resolved. I have received a total of 2 calls back. Those 2 responses required me stating that I was escalating the issue to my attorney in one case and the police in another. I pay too much money per month to be ignored.
The value that I get for my money is terrible. My community pays more than all other communities in my immediate area yet we have less perks.
The bylaw enforcement is a joke. Policing the bylaws is left to a type of honor system based on resident, elected board member reports, and the mythical monthly walk through. As a result, many of the bylaws are just not enforced. For example, they state that garages are meant for vehicle storage and NOT to be used as general storage. I would say that less than 10% of the residents actually park a car in their garage. This results in extremely limited parking in some areas resulting in far walks through the community (remember the absolute lack of security??).
The financials are an issue. Each year a special assessment has been approved starting at the beginning of the year (that really helps with recovering from the holidays). This special assessment is supposed to be for a roofing project but each year it looks like the HOA ends up with a budget surplus. Please explain the special assessment when you just ended the year with a surplus... Money is also spent on projects that make no sense. For example, planting fruit trees that nobody will ever use, putting roofed structures over the mailboxes (helpful for the 2 days a year it rains... too bad I got soaked walking all the way from the other side of the community because there was no parking near my house), completely redoing the tennis court net that nobody uses, and other landscaping that makes no sense.
The only time this HOA is in communication with residents (other than the mass sent newsletter which is conveniently the 2nd page of your HOA dues bill) is in the form of "Fix this or else you will be fined" notices.
I will never own a property that is managed by this company again. Ever.

Chris Cervelli is on top of his game. He and his team keep me informed on new listings and I commend their level of professionalism.

Ive been a Cervelli tenant for years and it is the WORST management company I have ever dealt with!! They won't answer your emails nor phone calls. They are always "out of the office", its 2014 get a cell.
Since I couldn't get anyone on the phone I went in to speak with Tom. He was the rudest human I have ever met. Someone needs to teach him how to speak to people. He acted like a bully and i left felling unsafe. No way to speak to a client.
Also, They do not care about the safety of their buildings nor tenants. Our building has had multiple thefts and break ins and they won't do anything about it.
DO NOT USE THEM!!!!! STAY FAR AWAY!!!
