Poor service! The latest ridiculous issue is to charge $4/ month for the package service and another $4/day if not able to get the package. The hot water during winter time is not always available which is the basic need for residents.

DO NOT RECOMMEND. High rent, Apartments in separate need of renovation, want to continue your lease to the next year? surprise! - You'll have to pay at least 15-20 more. For a two bedroom 3200/month apartment, that's a jump of 600/month!! Crazy. And then they can't even guarantee hot water in winter. Good luck Avalon. No wonder your prices are falling down.

went to look at APTs. One of the APTs smelled strange (almost like someone just smoked there). I was really hoping for this place but at the end not going to move there.

Pros:

1) Great location

2) They've really made an effort to keep it clean/pest free (as of 2015)

3) Maintenance requests are taken care of very timely

4) The leasing office personnel are professional, though they wield very little power since rent/contracts are handled by the parent company

5) Lots of families, pretty quiet at night (though kids run around during the afternoons)

Cons

1) The amenities are okay but hardly worth the yearly fee. The pool/tennis/courts/exterior are nicely maintained. The grills need to be maintained better and the "state of the art fitness center" resembles a hotel gym. If you are a serious lifter you'll need a real gym membership.

2) No kitchen has an exhaust hood. You've probably read the reviews about strange smells - that's why. People will sometimes cook with their door open because there is no exhaust hood over the stove. The hallways can smell BUT the smell never really enters other apartments.

3) Rent price - they seem a little high and given that apartment buildings are popping up like crazy in the area, I'm shocked they don't have more competitive pricing (especially given the number of vacant apartments). Like I said previously - there is no room to negotiate since prices are set by the parent company

Been here for about 6 months now.

Pros -
1. The facilities.
2. The location.

Cons -
1. Mail/package room is a mess.
2. Corridors have some weird smell all the time.
3. Gaps have started appearing in the wooden flooring.

The rent that I am paying currently is reasonable but if the stories of the second year rent jump are true then I'll sure have a rethink about staying here.
